Two ways to work with us

Putting up a house and running the business that puts it up are two different trades. We work in both.

If you're going to build

Building

You have a lot, a set of plans, or just an idea. We bring the crew, the budget and the schedule, and we answer for the job through handover.

If you build for a living

Consulting

You work on your own or you just landed your first contract. We hand over the systems it took us several projects to learn: how to bid, how to get paid, and how not to lose money halfway through.

§ 03 — How we work

The process, in six phases

No phase starts until the previous one is closed and signed. That way you always know where your money stands.

    Lot and feasibility

    We check zoning, utilities, access and restrictions. If the lot won't carry what you want, you hear it here — not six months in.

  2. 02

    Schematics and budget

    Preliminary drawings and a line-item budget. This is the document you use to decide whether we go ahead.

  3. 03

    Permits

    Stamped drawings, submittal to the authority, and responses to corrections until the permit is issued.

  4. 04

    Foundation and structure

    The job starts. You get progress reports with photos and spend tracked against the approved budget.

  5. 05

    Systems and finishes

    Electrical, plumbing, windows and finishes. Finish decisions get locked in ahead of time so the job never waits on you.

  6. 06

    Handover and warranty

    Final walkthrough with you, a closed punch list, and a written warranty on the work performed.

§ 04 — Consulting

Consulting for builders

We don't teach you to build — you already know how. We teach you to make building a business that reaches its third project.

One session. We go through your last bid and how you invoice, and you leave with a concrete list of where your margin is leaking.

We ride along for a full project, from bid to handover, with regular reviews and direct access when something goes sideways.

Systems

We build your templates with you: estimating, contract, change orders and job tracking. You keep the tools, not a pile of notes.

Either way. If you already have plans, we review them and tell you what needs adjusting to make them buildable and approvable. If you don't, we coordinate the design from scratch.

Broken out by line item: foundation, structure, systems, finishes and overhead, each with its own number. You'll see exactly where the money goes before you sign.

It depends on size, on the lot, and above all on permits, which aren't up to us. During feasibility we give you a realistic schedule with the slack already built in.

Yes. We build within our service area, but consulting works just as well over video, and we do it with builders in other cities.

A written warranty on the work performed, with scope and term spelled out in the contract. Equipment and materials also keep their manufacturer warranty.
